What the waterproofing price usually includes
A standard three-layer terrace coating typically starts around Rs. 35 to Rs. 65 per sq.ft based on the service ranges used by Seal & Cool. The lower end generally suits a stable surface with limited repairs, while damaged slabs, failed joints, and extensive crack treatment increase labour and material use.
A complete quote should separate cleaning, crack filling, primer, waterproof coats, parapet treatment, and final testing. If these items are combined into one vague line, it becomes difficult to compare durability or understand what is excluded.
- Measured terrace area and accessible edges
- Surface cleaning and loose-layer removal
- Crack, joint, outlet, and parapet treatment
- Primer, coating layers, testing, and warranty
Why price per sq ft changes from one roof to another
Two terraces of the same size can require very different preparation. Ponding water may indicate poor slope, while old weathering tiles can hide weak joints. A roof with repeated patch repairs may need those layers removed before a compatible system can bond properly.
Access also matters. Material lifting, occupied-building restrictions, protected solar panels, tanks, and narrow stairways add working time. A site inspection identifies these conditions before the contractor commits to a final rate.
- Existing tile, screed, or coating condition
- Number and depth of cracks
- Water stagnation and outlet performance
- Access, safety, and occupied-building constraints
How to compare waterproofing quotations
Compare the treatment system, not only the final amount. Ask each contractor to specify the surface preparation, product class, number of coats, approximate consumption, curing time, and areas covered by the warranty.
A very low quotation may exclude crack repair or parapet junctions, which are common leakage paths. A higher quote is not automatically better either; it should explain why each step is needed for the actual roof condition.
- Request an itemised work scope
- Confirm whether GST and access costs are included
- Ask what conditions can void the warranty
- Do not accept coating over a wet or dirty surface
When to book a site inspection
Book an inspection when you see ceiling stains, peeling paint, damp parapet walls, open terrace cracks, or water that remains after rain. Early diagnosis usually limits the repair area and reduces the chance of interior damage.
The inspection should trace likely entry points rather than assume the stain is directly below the defect. Water can travel through the slab or wall before appearing indoors, so treatment must follow the path of moisture.
- Photograph stains after rain
- Note where water remains on the terrace
- Keep details of previous repair products
- Request the final scope in writing
Need this handled on site?
We inspect the problem before quoting. That keeps the repair scope, materials, and timing aligned with the actual condition of the slab or roof.
